A sellers market
I put up a bit of land for sale this past weekend. I didn't think much of it since the first night it didn't sell. I was at work and got a message from a neighbor interested in one of the properties I had for sale. It was in a covenant and I didn't know what price to put on it. She made an offer and I agreed to sell it off to her at that rate when I got home. I logged in and saw a bunch of people on the lot. I was able to cancel the sale and change it to sell just to her. I looked up and saw a lot of lindens and realized some other land sold too. Almost everything I had sold. I wonder what had influenced the market to buy my properties today. I was still expecting them to sell slow

Do not deed land to group
I don't trust anyone except myself when it comes to deeding group land. In the beginning of my conversation, I made it well known that I would not do this. Later, I was asked if I would deed the land.

I stuck with keeping it set to the group rather then deeding it. My new found friend was ok with this setup. He is able to setup objects without having them returned to him.

Contributing a few sq. meters for the group to buy land with is one thing. At least I would be able to get those contributions back. Deeding land takes control away. You are no longer the owner of that land. You can't even buy it back unless your role within the group gives you that permission to do so.

Do not - I repeat, "Do not" deed your land to a group. Members of the group with the rite permissions could sell the land for 0$ to themselves. Then, they can turn around and then resell it at a profit.
